Our commitment

Empire Off Campus is committed to the principles of equal housing opportunity. We support and comply with the federal Fair Housing Act, the New York State Human Rights Law, and all other applicable fair housing laws. Every student deserves to search for housing free from discrimination, and every listing on our platform must be made available without bias.

Protected classes

It is illegal to refuse to rent, set different terms, or advertise any preference, limitation, or discrimination based on a person’s membership in a protected class. Under federal law, protected classes include:

• Race or color
• National origin
• Religion
• Sex (including gender identity and sexual orientation)
• Familial status
• Disability

New York State law extends these protections to additional classes, including:

• Age
• Marital status
• Military status
• Source of income (including housing vouchers and assistance)
• Sexual orientation and gender identity or expression
• Lawful occupation
• Domestic violence victim status
• Citizenship or immigration status

What we expect from landlords

Landlords who list on Empire Off Campus must comply with all fair housing laws. When posting a listing, you may not:

• Include language that states or implies a preference for, or against, any protected class
• Refuse to rent, negotiate, or provide different terms based on a protected class
• Make housing unavailable or steer applicants toward or away from particular properties
• Refuse to make reasonable accommodations or modifications for people with disabilities

We reserve the right to remove any listing that violates these standards without notice or refund.

Reporting discrimination

If you believe a listing on our platform contains discriminatory language or that you have experienced housing discrimination, please contact us at empireoffcampus@gmail.com. We review every report and take appropriate action.

You may also file a complaint directly with:

• U.S. Department of Housing and Urban Development (HUD): file a complaint online or call 1-800-669-9777.
• New York State Division of Human Rights: file a complaint online or call 1-888-392-3644.
