1. Overview

Empire Off Campus (“we”, “us”, “our”) operates an online platform that allows landlords to list rental properties and students to browse available housing near upstate New York colleges. By using this platform, you agree to these terms.

2. Eligibility

You must be at least 18 years old to create an account or list a property. By using the platform, you represent that you meet this requirement.

3. Landlord accounts

Landlords may create an account and add listings for free. Publishing listings to students requires an active paid subscription. You are responsible for:

• Ensuring all listing information is accurate and up to date
• Responding to monthly confirmation emails to keep listings active
• Complying with all applicable local, state, and federal housing laws
• Any communications or agreements you make directly with students

4. Listing standards

All listings must represent real, available rental properties. You may not:

• Post fraudulent, misleading, or inaccurate listings
• List properties you do not have the right to rent
• Include discriminatory language or conditions that violate fair housing laws
• Use the platform for any purpose other than legitimate residential rental listings

We reserve the right to remove any listing that violates these standards without notice or refund.

5. Payments and subscriptions

Subscription fees are charged based on your selected plan and billing cycle. All payments are processed through Stripe. By subscribing, you authorize us to charge your payment method on the schedule outlined at the time of purchase.

Subscriptions run on an August 1 – July 31 cycle. Monthly plans are billed for the remaining months in the current cycle. We do not offer refunds for partial months or unused listing time.

Subscriptions do not auto-renew across cycles — you must actively renew each year.

6. Student use

Students may browse listings without creating an account. Empire Off Campus is a discovery platform only — we are not a party to any rental agreement between a student and landlord. We make no guarantees about the accuracy of listings or the outcome of any housing arrangement.

7. Limitation of liability

Empire Off Campus provides the platform “as is” without warranties of any kind. We are not responsible for:

• The accuracy of any listing posted by a landlord
• Any rental agreements, disputes, or outcomes between landlords and students
• Any loss or damage arising from use of the platform

Our total liability to you for any claim arising from use of the platform shall not exceed the amount you paid us in the three months preceding the claim.

8. Account termination

We may suspend or terminate your account at any time if you violate these terms. You may close your account at any time by contacting us — active subscriptions will remain live until the end of the paid period.

9. Changes to these terms

We may update these terms from time to time. Material changes will be communicated to landlords by email. Continued use of the platform after changes constitutes acceptance of the updated terms.
